This is an established commercial lodge, situated on the banks of the Zambezi River near the Lower Zambezi National Park.
As any visitor to the area will testify, the location is breathtaking; Pristine wilderness surroundings offer a range of nature based activities that ensure that any visit becomes an unforgettable African experience.
The lodge has been in operation for over 10 years. The owner is now retiring and has decided to sell the lodge equipped and operational. As a profitable concern, with no other commercial lodges in the area this presents a remarkable opportunity for an investor.
The lodge is nestled under a beautiful section of large shady trees and the indigenous vegetation forms the 'garden' between chalets. Improvements include central entertainment area, lounge, dining room, bar and well appointed deck overlooking the river.
The guest accommodation caters for up to 20 beds in en-suite canvass topped chalets and there is an owner/managers cottage, swimming pool, decks and jetties.
The sale includes 6 boats and motors, land cruisers, all furniture, equipment and tools.
Large animals around the lodge area include elephant, buffalo, kudu, klipspringer, impala, water buck, bushbuck, Burchell's zebra, warthog and bushpig. Carnivores such as lion, leopard, caracal, serval, spotted hyena and African wild cat are sometimes seen. Crocodiles and Hippos are a common sight on the Zambezi River.
The riverine habitat and variety of surrounding vegetation types is home to an impressive diversity of bird life. More than 400 species have been identified in the vicinity.
The Lodge is situated on the banks of the Zambezi River in the Lower Zambezi Valley. Inbound travellers can travel to Lusaka via numerous scheduled flights. Charter flights from Lusaka to the local airfield take 40 minutes. By road from Lusaka is approximately a four hour journey.
Operations and Sale
The lodge operations and movable assets are all vested in a Zambian registered company. The company also holds the land title and the required investment certificate together with the necessary tourism and operational licences. A sale of shares in the holding company is thus the practical means to transfer ownership.
With all the assets and permissions in place, it is a “walk in” operation. The trained and experienced staff are capable of managing day to day operations.
Whilst the lodge is operating profitably, this should not be perceived to be a “high return on investment” opportunity; Marketing has been low key & largely word of mouth. There is thus an established client base in Zambia, Malawi and South Africa.
A few international reservations are also achieved. The key advantages are for the investor to be able to begin with a cash flow positive investment, with a lot of scope to take operations to the next level.
