We are pleased to offer this fine property measuring over 12000 hectares with superb lodge. It is pristine landscape and a pleasure to own. The property lies 250 km from the capital Windhoek via Spreetshoogte or Gamsberg passes.
The farm lies below the spectacular Spreetshoogte and Gamsberg passes in the Pro-Namib. It is backed by the imposing range of the Rantberge and the Gamsberg, and the Rostock mountain occupies a portion of the farm. To the west is the dune sea and the Namib-Naukluft Park.
The Ghaub River traverses the property from east to west. That means the farm has an unlimited supply of water for every current and future need. The current need of 25m³/ day is for the lodge and future needs could be an extensive vegetable, vine, and fruit production as well as date production.
The main feature is the excellent lodge which has a very pretty setting. The lodge is in pristine condition, and the theme is igloo dwelling.
Outside is a swimming pool and poolside bar with magnificent view. Outbuildings with laundry, stores and workers houses comprise the service area. There is a manager's residence and owner's residence.
Power is generated by a combination of solar and generator. It has solar heated water. There is ample water supply especially at the Ghaub river with its open water and four open springs. A seven kilometre pipeline from the Usib river supplies the lodge with water. Two strong boreholes yielding 8m³/h and 12m³/h supply the water. One borehole is solar driven, the other with a Hatz engine and mono pump. Both are about 40m deep.
All the roads have been graded. Most the old stock fences on the farm have been removed. Several walking trails have been established and they enjoy great popularity.
An excellent camping site is available for those who like the great outdoors.
The farm is exceedingly rich in landscape features. From North to South are distinct topographies:
The entire northern portion is taken up by Rostock Mountain and the Ghaub river valley, one of the major tributaries of the Kuiseb river. The central and southern portions are occupied by a mix of koppies and plains.
The entire farm is populated with Hartmann Zebra, Kudu, Oryx, springbuck, Warthog, Klipspringer and Steenbuck. Each species occupies its own favourite habitat. Not a shot has been fired for twenty years.
The current mainstay of economy is the Rostock Ritz lodge, one of the upmarket eco-tourism destinations in Namibia.
The lodge is doing very well on account of its excellent location in the midst of beauty and premier destinations, its superior service and facilities and activities offered on site, making this a premier destination in its own right.
There is an airfield and for many year the annual Rostock Ritz air show was held.
The farm is registered in two Namibian Pty Ltd holding companies. There will be a transfer of shares. There is a valid Certificate of Waiver in place. This means that land acquisition can happen immediately. The reader is requested to familiarize himself with the latest legislation in this regard.
While buying the lodge only is the cheaper option short-term option, buying the entire property is the long term option to be preferred.
This allows for expansion into luxury boutique lodges or adventure tented camps at any chosen site, something that is not a given if the former owner or any other party retains ownership of the large tract of land, current servitude agreements notwithstanding.
