A delightful historic country property with renovated chapel and a presbytery situated in outstanding countryside with well maintained gardens and a lake.

The main house is an ancient stone former Presbytery with accommodation largely on the first floor, approached up the chapel staircase and across the stone bridge, under which is the main entrance to the cloistered courtyard.

A large entrance hall/library leads on through separate double doors to a south-facing drawing room with a fine stone surround fireplace. The dining room has high ceilings and ancient beams. Office/study. Off the hall, is also access to the four spare bedrooms with their oak floors and en-suite facilities.

A fine old timber spiral staircase also leads up from the hall to an attic that offers boundless possibilities under its high roof and substantial old beams. Also stairs go down to the kitchen below.

The kitchen is an inviting family room with a wood burning stove which, with the central heating, keeps the kitchen warm all winter, whilst thick stone walls and excellent insulation keeps it cool in the heat of the hottest summer days.

Doors lead off to a garage/wood store and a substantial boiler room/laundry/games room with cloakroom off. In addition, a large pantry is accessed from the kitchen and it in turn, leads on to a day room/linen store room or occasional bedroom.

Above the kitchen and accessed through the drawing room, are the main bedroom and its en-suite bathroom with ample cupboard space and windows that look out to the East and South. There is also an external access to the veranda above the cloistered area, that leads around and above the courtyard, to provide access to the swimming pool and chapel.

The remaining ground floor accommodation in the main house includes a heated workshop, accessed through the laundry/games room, from which, access can in turn be gained to a further two store rooms/workshops before opening into the main and secondary garages.

The chapel is on three floors, with a summer dining room on the ground floor opening onto terracing and a croquet lawn. On the first floor is a good sized day room with a wood burning stove, together with a shower room, that is also immediately accessible from the swimming pool. On the second floor are two, twin bedrooms, between these rooms is a large children's play area.

The three acre garden has a number of mature plane trees, Parasol pine trees, numerous walnut trees and a range of productive fruit trees that include; cherry, peach, apricot, fig, plum, apple and pears.

A small lake provides a most enchanting feature, complete with a stone Folly and a wonderful Weeping Willow. The lake is fenced and gated inside beech style hedges. There is a beautiful swimming pool, also fenced and alarmed for the protection of children. Furthermore, there are 70 ha of adjacent land, primarily meadows and woods which could be acquired for 3000 per hectare.

The local hilltop fortified village of Bruniquel is largely unspoiled. Atop the village, are two ancient castles that look down on to the river Aveyron as it enters a deep and beautiful limestone gorge, that in turn meanders its way to the ancient market town of St Antonin Noble Val, some 20 kilometres distant.

Toulouse and its airport are one hour away and the auto-route to Paris, Bordeaux and the Mediterranean is just 20 minutes drive. A wide range of TGV train services are available from Toulouse towards Paris and Southern France but a new route is shortly to be opened which will further reduce rail travelling times to Paris, Brussels and London.
