Palm Oil Hacienda is in the Lagarto sector of Esmeraldas on the Northern Ecuadorian coast. A high value opportunity with young healthy trees starting their productive life with 20 years production in the future.
The property is 30 km from the processing plant. It consists of 130 hectares of with 100 hectares in production amounting to between 18,000 and 19,000 trees.
There is a secondary road in a reasonable state passing the plantation and leading to the coastal trunk road at some 7 kms distance. There are plans to pave the road but it is not certain when this may occur but when it does it will automatically increase the value of the property which is on both side of the rod.
Inside the property there are maybe 3 kilometres of unpaved tracks to facilitate access to the property. A small river runs through the property from west to east. In the wet season this river overflows its banks causing some minor flooding but this does not in any way affect the palms and in fact leads to a richer soil from deposited silt.
The farm also has wooden bridges which do need to be maintained after the rainy season. The property is undulating in nature but not so much that it can't be farmed over the entire area.
There are currently between 18,000 and 19,000 trees planted. About 80% are from a hybrid variety resistant to a new disease currently affecting plantations further south in the country. These plants are 2.5 years old and currently commencing their productive life. 20% of the plants are 4 years old and of a regular variety. They are healthy plants as there are no diseases prevalent in the Lagarto sector of Esmeraldas province.
The farm is sold with plant including a D6C Caterpillar tractor. In addition there are 6 buzz saws, a wooden cabin for employees, a 2 room cement house that serves as a bedroom for the resident manager/engineer and also an office and a small store room. There are also 5 or 6 pack animals.
This property has the potential to earn $425,000 per year calculating assuming $170/tonne purchase price and profits at $225,000 per year.
The asking price for this property is at a very reasonable $6,750 per hectare or TOTAL $877,500
