An amazing opportunity to own part of a former Carmelite convent with many parts of the building in its original state and the rest fully and tastefully restored.

Currently used as a part-time bed and breakfast business this beautiful property has 6/7 bedrooms with private accommodation in the tower apartment.

Extensive boarded attics above and cellars, garage and storage space on the ground floor. Vaulted ceilings throughout one of which has traces of the original fresco ceilings.

Inside the house is a spacious hallway and magnificent wooden stairs sweeping up to the upper floors. To the right of the hallway is the dining room with open fireplace and tiled floor. To the rear of the hallway is a WC and to the left is the fully fitted which is configured in galley style and the salon.

From the kitchen is found another mini kitchen/office and utility area. On again from this room into a vaulted cellar which contains the oil fuelled burner. To the right is the door leading to the garage on the other side of the house.

Outside the property there is a small walled garden to one side with pond, further along through the original archway from Place des Carmes is a piece of lawn jointly owned with a neighbor and which according to the very old deeds must be kept sufficiently open to allow horses and coaches to turn!

On the other side of the house is another private garden with driveway leading to the garage. The preserved original main entrance to the convent is wide enough to accommodate horses and carriages. The internal archway is now closed. In this area there are traces of the original fresco clearly seen on the ceiling and on the floor more of the property's history is revealed. At some point in its past the house was owned by a wine merchant who weighed his barrels on old scales.

A second hallway with stairs leads directly up into the tower with its private apartment comprising sitting room, two bedrooms and bathroom. On the first floor is a long corridor leading to three king size en-suite bedrooms. Also a laundry room. At the end of the corridor is an extensive landing, another king sized bedroom with en-suite and a further bathroom with bath, wash-hand basin and WC.

The property is in the village of Mortemart which is one of the Plus Beaux Villages De France. Close by are two bars/restaurants and post office. The town of Bellac is around 13 km where you will find supermarkets, banks etc and rail link to Limoges airport 38 km away.
