A superb watermill on the Sevre near Niort, with well-established Bed and Breakfast and Gites business. This peaceful property is ideally located in a beautiful natural setting

The Bed and Breakfast and Gite renting are a successful business opened all year that welcomes families, people looking for Eco-friendly formulas and people on business trips. The place offers various activities for nature-lovers such as hiking, biking or canoeing.

The main house: The private part consists of a vast fitted kitchen with a fireplace and a pellet stove, opening on a spacious room currently used as a study. A staircase takes you from the study to the bedrooms.

On the first floor there is a large bedroom, a separate toilet and a spacious bathroom with a bathtub and a basin. There is also a laundry room with the boiler. On the second floor there is a bedroom leading to a room ready for conversion, and a laundry room.

The Bed and Breakfast side is totally independent. It is composed of a vast hall leading to the dining-room and to a en-suite bedroom with shower and toilet. There is a lovely view over the river from the bedroom. A beautiful stone staircase takes you upstairs to a family bedroom with a bathroom and a separate toilet. The third bedroom has en-suite bathroom and there are two communicating doors to access the private part.

Gite 1 is a studio attached to the main house. It has a corner kitchen, a double bed and two bunk beds, a bathroom with a bathtub, and a separate toilet. It has a terrace and barbecue among the bamboos, in addition to the garden in front of the house.

Gite 2 is an accredited Eco-friendly gite, with double glazing and a pellet stove. It was renovated with natural material. The main room has a fitted kitchen. There are two bedrooms, a bathroom and a separate toilet upstairs. The gite is on the riverside, near a bamboo islet. It has its own garden and a terrace with a barbecue.

There is a lovely little house on the south side of the property, with a ground area of 19 m2, that can be converted into a winter garden (on one or two levels).

A part of the barn has been converted into a loft apartment, with separate water and electricity meters. It comprises a spacious room with shower, toilet and washstand downstairs and a vast 59 m2 room with a 18 m2 mezzanine upstairs. It is currently used as a family room for guests but it can also accommodate groups.

The two other parts of the barn are used as sheds, for storage. A door enables an access to the garden on the other side of the building. On the first floor there is a room with a view over the Sevre that can be converted into further habitation.

There is another building suitable for conversion attached to the second gite.

The treasure: a flour mill is in the central building, between the main house and the second gite. It's a high four-storey construction with all the mechanism and wooden equipment that work perfectly. It represents a very treasured testimony of the Industrial Revolution as it is the only intact mill in the Val de Sevre. The rooms are convertible into a very original habitable space or into a museum. The mill can be used to produce electricity.

Set in 7,200 m2 of garden which is a green haven with wild nature on the river banks, bamboo forests, flowers and listed plane trees and sequoias in the park. The property can't be overlooked as there is no building land around.

Situated only 2 km from all amenities in La Creche and 7 km from the shopping centers. The dynamic town of Niort and St Maixent are only 12 km. La Rochelle, its airport and the beaches are 70 km.
