A registered historical monument away from the intrusions of everyday life, this unique fortified manor is surrounded by cognac vineyards through which a white track leads you to a haven of elegance and comfort. The Manor House has been handsomely restored with modern conveniences and an eye for the property's heritage. The entrance hall leads to a charming salon with a unique stone fireplace. The windows overlook a manicured lawn and valley beyond. The small salon leads onto the property's historical reception and cooking space, where the original terra-cotta tile floors are apparent. From the ground floor of the main house is the oldest architectural element within the courtyard, a stone spiral staircase dating to the late 14th C. Above the stairs sit two bedrooms and three full bathrooms. The master bedroom with large stone chimney offers both north and south views and boasts a mezzanine area ideal for a private library or office. Beyond is the master bathroom with ample closet space. A second bathroom for this room is off the mezzanine.

Three horse boxes and heated tack room with hay loft were completely modernised in the 2007 renovation and provide excellent equestrian opportunities. The boxes have direct access to 1.5 hectares of grazing space and a 40 m X 20 m arena ideal for dressage and jumping.
The two-car garage with automatic oak doors, oil tank, and central heating boiler were installed in 2007. Adjacent to the garage is a fully equipped laundry room with two each washers and dryers, and with ample storage space.
Beyond the courtyard is a farmhouse awaiting restoration and where electrical, water, and septic systems have already been installed. Having an ancient footprint and within a beautiful situation, the house overlooks a duck pond and field where today sheep graze. Yet again beyond the farm is a former barn also ready for restoration.
The land is laid mainly to pasture, enclosed by local dry stone walls with some post and rail fencing. A heated south-facing pool measuring 10 m X 5 m is 100 meters from the main house and has a stone terrace with a stone wall and evergreen hedge for privacy. The land is flat and has ample space for a helipad.
Just 20 minutes by car to Angouleme and its TGV station, the city is home to excellent restaurants, theatre, cinema and a domestic airport that is ready to receive private planes. The TGV station has direct service to Paris in just 2 hours 15 minutes. Bordeaux International airport is a 90 minute drive. A number of quality golf courses are in the region. The coastal towns of Royan and St George de Didonne are about an hour's drive.
