Parcel 1 & 3: 609.01 acres. (parcel 2 was merged with parcel 3 in 2007) Parcel 1 has a recorded conservation easement created by the Craig family, with the intent being to forever conserve the wildlife habitat, native plant communities, open space, and scenic qualities of the property. Also, Parcel one borders in part, USFS designated roadless area. Parcel 3 has development rights for 10,750 square feet of FAR with 1 ADU of up to 1000 square feet inclusive in the 10,750 sf. Agricultural buildings are prohibited on this parcel.
Parcel 4: 42.731 acres. Up to 7,500 sf may be constructed on this parcel inclusive of the existing single family residence (the existing historic ranch house-3303 sf), one Caretaker Unit(existing- 999 sf). Given the existing square footage, approximately 3,198 sf can be added to the existing single family residence. Agricultural buildings are exempt from the 7,500 foot floor area limitation and are allowed on this parcel.
In accordance with the development agreement, the existing single family residence and small barn structure below the main ranch house are subject to Historic Structures Covenant. Therefore, any alterations or additions to the historic structures will be subject to review by Pitkin County?s Historic Preservation Officer.
Parcel 5: 89.214 acres. Up to 7,500 sf may be constructed on this parcel inclusive of a 1,000 sf caretaker dwelling unit. Agricultural buildings are exempt from the 7,500 foot floor area limitation and are allowed on this parcel.
Parcel 6: 97.721 acres. Up to 7,500 sf may be constructed on this parcel inclusive of a 1,000 sf caretaker dwelling unit.
Total: 838.676 acres. Based on the survey conducted by Sopris Engineering 6/20/2006 and the amended plat merging parcels 2 & 3 in December, 2007.
