The Miller Ranch is a rare opportunity to own a beautiful Western Colorado cattle ranch. Located 5 miles west of Crawford, on the rim of the Smith Fork Canyon, the setting is stunning.

The snow-capped West Elks mountain range rises to the east, the Grand Mesa is to the north, and the Smith Fork is a brilliant green valley to the south. At 1,006 acres, the ranch is one of the largest productive cattle ranches on the Western Colorado market.
The ranch comes complete with a set of 223 mother cows, bulls, and replacement heifers that are acclimated to high elevation.
The ranch is in two separate parcels. The upper parcel is approximately 645 acres and contains the ranch headquarters, corrals, and a 2,200-square-foot 4-bedroom 2-bath log home. The Grandview Canal flows through the upper parcel, and provides irrigation water for thousands of acres below.
There are approximately 250 acres above the canal, which is typical Western Colorado pinyon/juniper/sagebrush terrain. The southern boundary of the ranch is the rim of the Smith Fork Canyon, which reminds a viewer of Mesa Verde with its steep sandstone cliffs descending about 300 feet to the verdant valley below with the creek flowing through it. Below the canal, there are approximately 400 acres of irrigated hay fields and pastures.
The lower parcel is 361 acres, of which approximately 120 acres are irrigated. It contains a double-wide trailer home with a nice metal shop building and a single-wide trailer home.
The Miller Ranch has 658 shares of the Grandview Canal and 100 acre feet of Smith Fork Project reservoir water. Delivered by open ditches, 5 side-roll sprinklers, and 1 centre pivot, the ranch is adequately watered to support the cattle herd without purchasing additional hay or forage. There are three Crawford Mesa Domestic Water Company taps on the property serving three residences. The last time taps were issued, they sold for $25,000 each, and supply is limited.
US FOREST SERVICE GRAZING PERMIT: The ranch summers its cattle on a large grazing permit on Black Mesa to the southeast of the ranch. The permit is shared with several other ranchers, who hire two cowboys as pool riders to oversee the herds over the summer. The permit is at a high elevation, so cattle must be proven to tolerate high altitude, such as the herd on the Miller Ranch. The calves come back in the fall fat and slick.
The ranch is situated at 6,200 feet, in one of the most pleasant climate zones in Colorado. The local area has two nicknames: "the Banana Belt" and "The Golden Triangle", referring to the mild climate and the lengthy growing season in comparison to other cattle ranches and farms across the Mountain West. The terrain is sloped at a mild angle, making for easy irrigation and water delivery.
The Miller Ranch is known for its excellent mule deer hunting, with a typical harvest of 4-6 bucks a year. A good number of the bucks are trophy class, with several bucks over the years making the Boone & Crockett record book. A nice treat is the local wild pheasant population, and it's common to see pheasants on the ranch. Other species include red tail hawks, golden eagles, several species of owls, and foxes, coyotes, and the occasional mountain lion.
The Miller Ranch is located on a well-maintained gravel county road, with paved roads only half a mile away. Hotchkiss, with grocery store, restaurants, banks, hardware store, fairgrounds, and various services, is only 7 miles away. Crawford, a small town with a motel, gas station, liquor store, bank, school, and churches, is only 6 miles away.
Winter access is very good and roads are well maintained. Crawford is also home to a good paved private airstrip just minutes from the ranch that can accommodate small jets. Downtown Grand Junction is 1:20 away, and Montrose Regional Airport is just one hour distant.
